Welcome to the Website for Catatoga III Natural Habitat & Wetlands

The purpose of the Catatoga III Natural Habitat & Wetlands is to preserve, protect, and maintain Fitchie Creek and the protected wetlands and flood plain contained within it. Referred to as “the Greenbelt”, this responsibility is assigned to Members by deeded covenant.  We undertake this task with a commitment to transparency, encouraging community involvement, and by complying with all local, state, and federal regulations that apply to the floodway and wetlands.  

Please note we are not a traditional "homeowners association" and only have oversight of the Greenbelt. Inquiries related to installing fences, filing disputes, remodeling, and so on should be directed to Kane County directly.

*The Greenbelt should not be promoted as a recreational amenity in the home sales process.  Additionally, while research suggests that having green space in a community can improve perceived home values, the Greenbelt is not a part of any home valuation assessments, nor should it be represented as attached to home values in property sales or listings. Real estate agents should also be advised the insurance policy prohibits the use of drones over the property and footage of the Greenbelt should not be used in listings.


A greenbelt runs through or borders the subdivisions of Catatoga, Catatoga II, and Catatoga III.  Fitchie Creek flows through the Greenbelt and it is a small tributary to the Ferson-Otter Creek Subwatershed, which ultimately reaches the Fox River.   The land around the creek is a floodplain and protected wetlands, which provides stormwater management for some homes in the Catatogas, provides a natural haven for wildlife, and acts as a natural filtration system for water that flows to the Fox River.  Approximately 2 miles of Access Trails are maintained by resident volunteers to provide access to the creek for the purposes of keeping the creek clear of obstruction.

  • We have an elected Board of Directors consisting of current Members of the Catatoga III Natural Habitat & Wetlands.
  • The board holds a scheduled meetings throughout the fiscal year.
  • Based on feedback from the majority of our membership, our monthly meetings are currently held via ZOOM . This allows for maximum participation for the majority of our members. 

OUR OBLIGATION

  • The Greenbelt serves as the stormwater management system for our community.  We are duty-bound to protect, preserve, and maintain the federally-recognized floodway and protected wetlands according to local, state, and federal regulations, prioritizing  keeping the creek clear of obstruction.
  • While there are 3 Catatoga subdivisions in the neighborhood, only homeowners in Catatoga 3 are obligated Members of the Catatoga III Natural Habitat & Wetlands.
  • Members are required to pay annual dues based upon a detailed budget of expenses related to the stewardship of the land and administrative costs. 
  • Payment of dues is not optional.  Unpaid balances may result in collection efforts as outlined in the Bylaws
